Folks, this is your exciting opportunity to add acres to your farming operation or investment portfolio. We are offering a total of 341.68+/- surveyed acres. You will have the chance to bid on any or all of these parcels. Irrigation equipment located on the parcels at the time of the sale will be included with the land, except traveling irrigation guns. (Copy of Irrigation Equipment and Wells List is included on this website page and in the buyer’s packet.) Parcel 3 will be sold with irrigation well rights and is subject to the buyer entering into a well agreement with the adjacent land owner upon which the well is located. The buyer of this parcel will be required to purchase the irrigation motor and pump for $5,000. (Well Agreement available upon request.)

AUCTION TERMS:
The successful bidder(s) will pay down $50,000 for Parcel 1 and $25,000 per parcel for Parcel 2 and Parcel 3 as earnest money on auction day in the form of a cashier’s check. Parcels and equipment sold “AS IS”. The non-refundable check(s) should be made out to the Fladeboe Land Trust Account. The successful bidder(s) will enter into a non-contingent purchase agreement on auction day. Buyer’s premium will apply. Closing will be executed on or before November 3, 2020, at Stearns County Abstract & Title Co. in St Cloud, MN. Possession will be granted after 2020 harvest or January 1, 2021. Announcements made auction day take precedence over printed materials.
