Land Needed for 1031 Exchange

We want to share an exciting opportunity with all of you. Fladeboe Land has been hired by a Minnesota family to assist them in purchasing 1,500 – 2,000 acres of land as part of a 1031 tax deferred exchange. After 75 years of owning an ag business, the family recently sold their West-Central Minnesota based company and are planning to purchase farmland as part of a replacement of their business.

The purchasing family would first consider renting the parcels back to the existing farm owner or tenant. Hence, if you have land that you are considering selling or are looking to do a “sale leaseback”, this may be a great option to consider. In addition, there would be no commission charged to the selling party, as the purchasing family is paying for the land brokerage services.

Fall Greetings;

We are excited to present the following lineup of quality farmland auctions and listings highlighted below. We also are pleased to offer lots located on or near Long Lake (Willmar) including an 8 acre point surrounded by water. These lots will be up for auction on Tuesday, October 15th.

We are aware this fall has brought extreme challenges to the farmers thus far. Because of this we reflect on how farmers and investors evaluate farmland. Our business is interesting as 2+ years ago the first question we would be asked when people called on a farm is how high the soil quality was (crop production index number). Now the first question we are asked is how much tile farms have and if there is a good outlet for drainage. With a few wet years, it has brought greater attention to the need for drainage. Proper drainage will bring maximum yields and selling prices.
